‘Dwarka E-Way is the Way to go’ 

A slew of developers are making a beeline for Dwarka Expressway and among the most prominent is M3M India, one of Delhi-NCR’s most trusted and reputed developers. Pankaj Bansal, director, M3M, spoke at length on what makes Dwarka Expressway Delhi-NCR’s next real estate hub
Sujeet Kumar Jha: What makes Dwarka Expressway a hot spot for real estate developers as well as investors and end users?
Pankaj Bansal: Traditionally, expressways and highways act as a key growth driver for any kind of real estate development. I strongly believe that for Gurgaon and many parts of NCR, Dwarka Expressway will be a significant growth trigger. Once it’s ready, this swanky 150-metre wide road will give the much needed connectivity between Delhi and Gurgaon. I foresee tremendous development all along Dwarka Expressway in the next few years making it an automatic choice for people looking for a home in or around Gurgaon. Another significant factor working in favour of this stretch is that compared to Gurgaon, the prices for land here are lower, making it the ideal location for development of premium housing.
SKJ: As one of Gurgaon’s most trusted and established developers, what projects is M3M India developing along Dwarka Expressway?
PB: Over the years, we have successfully established a loyal customer base in and around Gurgaon. We had been on a lookout for an ideal location and Dwarka Expressway became the natural choice for our new project – M3M Woodshire. This project is coming up in in Sector 107, adjacent to Najafgarh over a total area of around 20 acres. On offer are 2/3 and 4 BHK premium apartments that have been tastefully designed keeping in mind the needs and demands of our clients. M3M Woodshire’s location and proximity to the airport and metro also make it a profitable proposition for end users and investors. True to our tradition, M3M India has envisaged the best infrastructure and facilities within Woodshire. With a view to create a balance between affordability and availability of premium space for enriched living, M3M Woodshire has been strategically priced in the range of approximately Rs1 crore to Rs2 crore.
SKJ: What factors make you bullish about Dwarka Expressway?
PB: For a burgeoning city like Delhi-NCR, connectivity is the key for the success of any real estate development. And Dwarka Expressway promises to provide that vital connectivity firstly to Delhi, other parts of the NCR, and also other industrial areas like Manesar and Bhiwadi. Apart from connectivity, the area around the upcoming expressway already enjoy decent existing infrastructure of schools, shopping centres, hospitals in Palam Vihar, Gurgaon and Dwarka. The Dwarka expressway, Gurgaon expressway, metro and now the rapid metro have together created the right environment for rapid real estate developmet in the area. That’s already reflecting in the high demand of properties here and the phenomenal appreciation in their value. Over a period of just one year, prices for residential properties along Dwarka Expressway have gone up from Rs2250 per sq ft to Rs6250 per sq ft.
SKJ: What are your expectations from the government and policymakers to promote real estate in this region?
PB: As was the case with Golf Course Road, where the government and developers worked together to develop the area as a whole; we expect the same efforts and initiatives vis-à-vis Dwarka Expressway . The government should primarily focus on overall infrastructure development of the area including access roads, street lights etc so that residents do not face any problems when the projects are completed.
